Project Management


The So Sound team in Leeds and Manchester have many years’ experience in the tendering process. Tendering is undertaken to appoint a contractor to complete the build, or provide a service. This process involves sending out all the relevant contract documents and drawings to the interested parties, these parties will then return a tender bid, detailing amongst other things, the cost and time period they estimate the work or services will take.

We can produce all the necessary documentation for tendering your project. These documents generally consist of drawings, proposed form of contract and a schedule of works or bill of quantities. The interested parties will then produce a quote based on these documents.

These quotes can then be compared or negotiated with a view to appointing one of the parties to undertake the works. The So Sound team will help evaluate the bids and negotiate on your behalf.

Any information that is compiled during the tendering process will then become part of the contract documentation between the appointed party and the client.

We invited a number of firms to assist us with the design and project management for the refurbishment of our rugby clubhouse. So Sound were absolutely brilliant, their pitch was imaginative and brilliantly priced. So we gave it a whirl and they absolutely nailed it. How would a project manager benefit your project?

What is a project manager?
A project manager is a professional who is concerned with ensuring projects are run smoothly, delivered on time, within budget and to the client’s brief.

What should I ask my project manager?
Have you done a similar project to this before? Peter has been involved with projects ranging for a few thousand up to 175 million in sectors such as residential, retail, transport, pharmaceutical and retail. Do you have any references or testimonials? Yes, and we can provide them on request. How long will the project take? This can be confirmed once the design has been produced. Even though we can produce designs for most construction projects, we are happy to work with different Architects should you have already instructed another architect to carry out the design work. What type of contract should we use? We have experience with all the major stand forms of construction contracts. We can tailor them to suit your project and budget. Do you already know of any good builders or trades people we can use? We have been involved in the design and delivery of construction projects for over 20 years. We therefore know many highly skilled and reputable companies to work with.

How much will it cost?
This depends on a number of factors: • Size and complexity of the project; or • How you want to appoint the builder? Will one builder undertake all the works or is it more beneficial to break the project down into different elements or trades; or • Do you want us to be involved in the early stages; reviewing tenders, establishing contracts and appointing the builder, then to step back as the project progresses; perhaps just undertaking periodic reviews and the occasional site visit? Regardless of size and complexity, we aim to be competitive for both domestic and commercial projects, with the aim of saving you money and reducing your exposure to risk.
